Which Agent should I choose to sell my home?

When you make the decision to sell your property it’s crucial you select the right agent to handle this important transaction.  But how do you make this important choice? What’s important to you in appointing an agent? Real Estate like many industries is highly competitive and like many industries there are quality professionals who do an incredible job for their fee and those who don’t.

It can be difficult to compare and contrast between agents who can seem as though they offer the same or a similar service, however there are many factors to consider when selecting the right agent.

Speaking to friends and those in your network who have recently used a real estate agent recently is a good place to start.  Do your research and review the ratings for agents on-line such as ratemyagent.com.au (Australia’s largest Real Estate Agent rating service). Ask to speak to past clients directly to get a first-hand opinion on what they were like to deal with.

You’ll want to feel comfortable that they have a proven track record in your district, you’ll want to assess the quality of the marketing that they do and specifically how they would recommend promoting your property to the market.  Property styling is becoming more prevalent, does the agent recommend you use a stylist and do they have their own internal resources to be able to give you the right recommendations on how best to present your property to the market? You want to feel confident that they are going to create high visibility on your property to generate quality enquiries into quality inspections.  Put yourself in the shoes of a buyer for a moment and think about what you would do if you were looking to buy and do some research on how the agent you’re considering is currently promoting similar properties.

When you meet with an agent ask them their strategies on buyer attraction and discuss their knowledge of buyer behaviours. What forms of marketing would they recommend specific to your property – is the promotion going to attract enquiries for your home or does it feel more like a branding exercise for themselves… are they across all forms of social media and probably most importantly do they share the same core values as a business as your own.
